The good floor plans for fall are gone by spring, and August panic-signing is how people end up in overpriced leftovers. Timing is a strategy, and most students don't have one.

Every building looks the same on Instagram

Renderings, pool shots, a granite countertop. What matters is management response time, actual noise, hidden fees, and how per-bed pricing really works — none of which is on the website.

Four roommates, one signature deadline

Coordinating guarantors, per-bed leases, and four parents' questions is a mess. I run the paperwork so nobody's mom has to chase a leasing office.

    Per-bed budget, how many roommates, walk-to-class or bus-line, quiet or social.

    Get the real list

    Three to five buildings that fit, with true per-bed math (app, admin, utilities, parking) and my honest read on each.

    Tour the finalists together

    I set up the tours and come with you — I've been in these units and I'll point at what the tour guide walks past.

    Sign clean, all of you

    I herd every roommate and guarantor through the application so it closes before someone else takes your unit.

Seriously. Properties pay locators to bring tenants. Your rent doesn't change — you just stop doing the work.

When should we start looking for fall?

Earlier than you think — pre-lease for August starts the previous fall. If it's already late, that's exactly when you need someone who knows where the real availability is.

Can you handle a group of 4–5?

Yes — 4-bed floor plans and houses are my favorite hunt. One group text with me in it and your whole crew is handled.

What about subleases?

I'll tell you honestly when a sublease is your best move and what to watch for — even though it usually doesn't pay me anything.
